Dubai resident visa for investors and entrepreneurs

Investors interested in the United Arab Emirates should understand that the purchase of a property does not guarantee a resident visa. We will describe in more detail exactly what the requirements and conditions are for obtaining a visa.

An investor visa is granted to a foreigner who has purchased real estate worth at least AED 1,000,000. The visa is valid for 2 years. It is obtained on condition that your real estate in Dubai cannot be pledged. Another condition is that the buyer must have an income equal to at least AED 10,000. An investor's permit for 2 years costs around AED 14,500. Once the validity period has expired, you can apply for an extension.

If you are an investor visa holder in Dubai, you are entitled to obtain an Emirates ID card and driver's license in the UAE. An Emirates identity card is a UAE identity card granted by a special authority. The owner of a 2-year investor visa is not recommended to stay more than 6 months outside the UAE, otherwise the document will be cancelled.

When you buy a residential property worth AED 1,000,000 in another emirate, you also have the option of applying for an investor visa, but for a shorter period (6 months). It's worth noting that registering such a visa is much cheaper (AED 3,300). A 6-month visa must be renewed every 6 months, in which case you must leave the country and return to the United Arab Emirates. The cost of the extension is around AED 1,100.

Another option for obtaining the necessary document is to open and register your organization in the UAE. In this case, the visa period is 3 years.

VISA REQUIREMENTS FOR INVESTMENTS IN DUBAI

How can I use my investments in Dubai to apply for a visa in the future? Let's consider a few investment options that will enable you to apply for a UAE residence permit.

Investor visa for a local company

One investment option is to open and register a business or organization in the UAE. To get started, you'll need to draw up a business plan and apply to the UAE Ministry of Economy. If the business plan is approved, the investor can be approved for a 3-year visa, indicating the purpose of a company operating in the UAE. The obligation to confirm this type of visa is a mandatory stay in the country every 180 days, as well as an annual payment for the extension of your organization's activities. The holder of such a visa may issue a similar document for dependants. To do so, documents confirming the relationship must be provided.

Dubai visa when buying property

The next option for investment and subsequent registration of a residence permit in the country is the purchase of real estate in the UAE. The period for which a visa is granted depends on the emirate in which you wish to buy a home. If you do this in Dubai, the visa is granted for 2 years. Any other emirate is 6 months. At the same time, the value of the property must not be less than AED 1,000,000. Another important stipulation is that the property must be residential. Residential real estate in the UAE includes apartments, apartments, villas, houses, townhouses and penthouses. To date, one of the most profitable residential real estate options are apartments in new buildings in Dubai.

For visa processing services for 2 years, the future resident will have to pay AED 14,500. However, a 6-month visa costs between AED 3,000 and AED 3,300. These visas must be extended on expiry.

Golden Visa in Dubai

The so-called "golden visa" offers the right to permanent residence not only to investors, but also to particularly outstanding specialists in fields such as science, health, art and technology. In this way, the UAE government attracts highly qualified medical workers, people working on innovative technologies and other developing scientists to the country. The specialist's spouses, children, parents and dependents can also settle legally in the country.

Initially, the visa is granted for 10 years, with the possibility of a permanent extension. In 2021, the Emirates amended the legislation. Today, a 10-year visa can be granted to students or graduates who have achieved an average mark of 95% or more in their final exams. Graduates' relatives are also eligible for a visa.

Investors who have invested AED 10,000,000 in UAE assets can also apply for a 10-year gold visa. These may include the following investment options:

  • Contribution of AED 10,000,000 to the Emirates Investment Fund;
  • Management of a company in the UAE with capital of at least AED 10,000,000;
  • Enter into a partnership with an existing company in the United Arab Emirates, or purchase shares in such a company for at least AED 10,000,000.

HOW TO APPLY FOR AN INVESTOR VISA IN DUBAI

You can apply for an investor visa in the UAE or use the services of visa centers. The investor must provide the following documents:

  • Statement of account;
  • Document confirming a monthly income of at least AED 10,000;
