According to a study conducted by CIA Landlord Insurance, Dubai is the most profitable and expensive city in the world for Airbnb owners, particularly for owners of properties near the Burj Khalifa. The latter charge their guests an average of £930 ($1,150) per night.

The Airbnb market has exploded around the world in recent years, and owners and investors are evaluating from the globe who can bring in the most money.

Owners of properties near the Burj Khalifa, the world's tallest tower, can earn an average of £930 (€1,079) per night, or £339,450 (€400,500) per year. As the average purchase price of an apartment in Dubai is £112,624 (€105,744), this means that it only takes 121 nights of rental to recoup this cost.

This estimate is based on the price of an average one-bedroom apartment of 450 square feet and divided by the average Airbnb price for one night. Moreover, Airbnb rentals are only profitable for owners who have a property near the Burj Khalifa. Indeed, those further away rent for just £181 (€167) per night, according to the study.

The real estate market in the UAE, the Arab world's second-largest economy, recovered strongly from the pandemic, thanks to fiscal and monetary measures. Rising demand and investor interest have helped boost property sales. Added to this are new initiatives, such as the UAE's new visa regulations.

The second most profitable location for owners is Hilo, Hawaii, where it only takes 200 nights of sales to break even. In addition, the study looked at the world's most Instagrammed locations to reveal where there is demand from travelers. After Central Park in New York and the Eiffel Tower in Paris, Dubai came third, with just over five and a half million Instagram photos of the Burj Khalifa.

With this location popular on social media and profitable for landmarks, it's clear that Dubai is a city where Airbnb owners should consider investing.
