Do you want to invest in real estate in Dubai and buy yourself a villa? Then this article is for you! While the vast majority of purchases are still made purely for rental purposes, more and more people are looking to take the plunge and invest before moving to the Emirate.

More and more investors are looking for a villa. In the following text, we explain absolutely everything you need to know about buying a villa. A comprehensive analysis of the market and the best investment communities, carried out for you by your number one French-speaking real estate agency in Dubai.

Why buy a villa in Dubai?

Are you planning to move abroad? To move with your family, or simply to invest in a second home? Then the question of buying a villa may quickly arise. The reason is quite simple.

Rents for large apartments are quite high! A 3-bedroom apartment in one of the city's central districts costs around 5,000 euros. For the best rentals, you can even go as high as 7,000 euros a month.

The main reason for the relatively high prices is the rapid increase in the local population (+100,000 inhabitants by 2021). As a result, rents have risen by an average of 20%, particularly for the most luxurious properties, such as rental villas.

In terms of investment, however, the price per m2 of a villa is lower than that of an apartment. Villas can therefore quickly become the preferred choice for families.

The price of a villa in Dubai

How much does a villa cost? If you are looking for a 4-bedroom villa :

  • Close to schools ;
  • Close to shopping centers and restaurants;
  • Located in a gated community ;

The starting price for a well-placed semi-detached villa is around €450,000.

This is what Damac and Laagoons are doing. A community that is attracting increasing interest from investors. With its sports facilities, shopping malls, links to the main local transport routes and swimming facilities, the area is sure to please.

A detached villa costs around one million euros. The advantage here lies in the fact that it's totally possible to pay over several years, without bank interest, thanks to the various payment plans offered by property developers.

On the outskirts of town, you can buy a 3-bedroom townhouse for as little as 300,000 euros. Finally, for the most luxurious properties (known as mansions), you'll need to spend between 2.5 and 10 million euros.

How can I finance my property purchase?

Property developers offer payment and financing plans. These offer the possibility of buying a villa in pre-agreed instalments. For example, you could pay 10% of the total cost of the villa at the time of reservation, then 40% over two years, and finally the remainder on the date of delivery.

This is just an example: payment plans vary and evolve according to the property and the developer. They can therefore be longer or shorter. Ultimately, it all depends on the program you're aiming for.

In certain cases, bank financing may be considered, with a maximum term of 25 years, whether or not investors are resident in Dubai! Be careful, however. This is subject to several criteria.
