As explained above, studios and 1-bedroom apartments are the most sought-after properties in Dubai, whether by investors (as they are the most profitable) or tenants (as they are the most affordable).

Indeed, these properties can offer very attractive returns, ranging from 7 to 12%, depending on the type of rental (short or long-term) and the location. Dubai' s expatriate population is 90%, and many of them live alone or in couples without children!

How do I choose between a studio and a 1-bedroom apartment?

All that remains is to decide which type of property to choose. Should you opt for a studio or a one-bedroom apartment? First, consider your budget. A studio in a good location, with an attractive payment plan, will start at 120,000 euros. These are the most sought-after properties, especially on AirBnb. In the case of 1-bedroom apartments, starting prices are estimated to be around 160,000 euros.

In terms of net profitability, studio apartments are probably more attractive. Their yield is generally around 1% higher. However, the capital gain on resale will not be as good as for a one-bedroom apartment. Studios are often bought by investors who are familiar with the local market and opportunities. Apartments, on the other hand, are targeted more by couples... who may succumb to a "coup de coeur" purchase.

Finally, studios are probably the riskiest. If rental demand were to fall, which is unlikely to happen any time soon given the latest figures, studios could be the first units to be affected. Tenants would then have to turn to apartments offering a larger surface area, and therefore 1-bedroom units.
